Questions I hear all the time
Should I buy first or sell first?
It depends on your equity, your loan and how much risk you’re comfortable with. Selling first gives you a firm budget, and you can often negotiate a short rent-back so you aren’t moving twice. Buying first can work with an offer that depends on your sale, or with a bridge loan or home equity line. I’ll walk you through which one fits your situation.
What does it cost to sell my home?
Plan for agent compensation (always negotiable), escrow and title fees, the county transfer tax, any repairs or credits you agree to, and paying off your loan. My selling page has a calculator that estimates your cash at closing.
How much do I need for a down payment?
Often less than people think. Some conventional loans allow 3% down for first-time buyers, FHA (Federal Housing Administration) loans 3.5% with a 580+ credit score, and VA (U.S. Department of Veterans Affairs) loans 0% for eligible veterans. Put 20% down on a conventional loan and you skip mortgage insurance. You’ll also need cash for closing costs. Your lender has to give you a Loan Estimate within three business days of your application.
Do I have to sign an agreement to work with you as a buyer?
Yes. Since 2024, a written buyer agreement is required before we tour homes together, and in California it can’t run longer than three months. It spells out what I’ll do and how I’m paid. Commissions are negotiable, and I’ll go through it with you line by line before you sign.
