Staging and curb appeal on a budget
Buyers decide how they feel about a home within seconds of pulling up, and most of them see it on their phone first. These are the low cost moves that make the biggest difference in photos and in person.
Under $200Front door and entry
- Fresh paint on the front door in a deep, confident color
- New house numbers and a clean doormat
- Two matching potted plants by the door
- Swap the porch light if it's dated or dim

Do you need a professional stager?
Not always. A furnished home that's clean and decluttered often photographs beautifully on its own. Vacant homes are different. Empty rooms look smaller online, and buyers struggle to picture how they'd use the space. If your home is vacant, a few key rooms staged (living room, primary bedroom, dining area) usually pays for itself.
I'll walk through with you and tell you exactly which rooms need help and which ones are fine as is.

Why the first two weeks matter most
The day your home hits the market, every active buyer in your price range gets an alert. That first wave is your best audience. Price it too high and they scroll right past, and many of them won't come back even after a price cut.

- Fewer showings. Buyers compare your home to everything else at that price, and yours comes up short.

- Appraisal trouble. Even if a buyer agrees to a high price, the lender's appraiser has to agree too.
How I determine fair market value
- Recent closed sales. Comparable homes that sold in the last 3 to 6 months, as close to yours as possible.
- Your competition. Active and pending listings buyers will see alongside yours.
- Condition and upgrades. Permitted remodels, systems age, and what buyers will want to change.
- The details online tools miss. View, lot, street noise, floor plan, and HOA (homeowners association) amenities and fees.
- Market pace. How quickly homes like yours are going under contract right now, and whether that's speeding up or slowing down.
- The buyer's perspective. Who's most likely to buy your home, and what they're comparing it to.

Questions sellers ask me most
How much does it cost to sell my home?
Most South OC sellers should plan on roughly 6 to 8 percent of the sale price in total costs, before paying off the mortgage. Here's where it goes:
Agent commissions Always negotiable. Since August 2024, buyers sign their own written agreement with their agent, and whether you offer anything toward the buyer's agent is a separate choice we make together. Use the net proceeds calculator to try different numbers. Escrow and title In Orange County, sellers typically pay for the owner's title insurance policy that protects the buyer, and split the escrow fee with the buyer. Together these often run about 0.5 to 1 percent. Transfer tax Orange County charges $1.10 per $1,000 of sale price. On a $1,250,000 sale that's $1,375. Laguna Beach, Mission Viejo, Laguna Niguel, Dana Point and San Clemente don't add a city transfer tax. Other common costs HOA (homeowners association) transfer and document fees, a natural hazard disclosure report, termite inspection or work, prorated property taxes, and any repair credits you agree to. Should I fix up my home or sell it as is?
It depends on your timeline, your budget and your home's condition. In most cases the winning move is in the middle: fix what scares buyers (leaks, safety items, anything an inspector will flag) and refresh what photographs badly (paint, lighting, landscaping). Full remodels rarely earn back what they cost right before a sale.
Selling as is can absolutely be the right call, especially if you need to move quickly. It just needs to be priced for it. Take the fix or sell as is quiz for a quick read on your situation.
How long will it take my home to sell in the current market?
Plan on about 60 to 90 days from our first meeting to closing day. That usually breaks down into 1 to 4 weeks of prep, a few weeks on the market, and about 30 days in escrow.
Time on market depends mostly on price, condition and your neighborhood. Well priced homes typically get their strongest activity in the first two to three weeks. I'll pull the current numbers for your specific neighborhood and price range when we meet.
What's the difference between listing price and appraised value?
The listing price is a strategy: the number you and your agent choose to attract the right buyers. The sale price is what a buyer actually agrees to pay. The appraised value is the lender's independent opinion of what the home is worth, which protects the buyer's loan.
If the appraisal comes in below the sale price, there are options. The buyer can cover the difference in cash, we can renegotiate the price, or we can challenge the appraisal with better comparable sales. Pricing with real data from the start makes a low appraisal much less likely.
Do I need to buy my next home before I sell this one?
Not necessarily. Common options include selling first and renting back from the buyer for a short time, writing an offer on your next home that's contingent on your sale, or using a bridge loan to buy first. The right choice depends on your equity and your comfort level. I'll walk you through each one and connect you with a lender if it makes sense.
Will I owe taxes when I sell?
If it's your primary home and you've lived there at least 2 of the last 5 years, you can generally exclude up to $250,000 of profit from capital gains tax, or $500,000 if you're married filing jointly. Long time owners in South OC can have gains above that, so talk with a CPA (certified public accountant) before you list. I'm happy to refer you to one I trust.
What do I have to disclose to buyers?
California sellers must disclose known facts that affect a home's value or desirability. That includes completing the Transfer Disclosure Statement and Seller Property Questionnaire, plus a natural hazard disclosure report. My rule of thumb: when in doubt, disclose. It protects you, and it builds trust with buyers that pays off at the negotiating table.
